Jakarta | Kompas.com - Indonesia Property Expo 2015 in Jakarta Convention Center (JCC)
has been being held from Saturday (14/2/2015) to January 22nd 2015. For those who have been looking for a house, there are many ways to find some references. In example, you can use a property search portal or go surveying the location of your dream house.
But please remember, there is another one way to get the information about the houses, i.e. to visit a property exhibition. This exhibition is usually held in particular period of time by respective parties, e.g. the government, developers and banks.
Although being held in the capital city, but the properties offered during exhibition will not be limited to Jabodetabek area only. So, how do you find the criteria of the proper house during such an event? Here are the tips!
1. Determine the budget and the type of the house
Before visiting the exhibition or expo, you should initially prepare the budget to purchase the house. During exhibition, the range of the price can be various. By determining the budget, you will be able to focus to find the type of preferable residence. Since, there are many developers who offer the low down-payment but the amount of credit is high.
2. Determine the location
Then, having prepared the budget, just determine the location according to your need. Do you expect a house which location is close to the place where you work? Do you want a house which location is close to your parent or your parent in law? Or do you want a strategic house with such supportive infrastructures?
It's better to think of it before you go to the exhibition. The issue is, just like the price, the offered location during this event is various. If it is not initially determined, you will be confused to take your option for an expected house.
3. Indent house or ready house
Not all of the house projects offered during exhibition are the ready units. Some of developers will take decisions to wait for a set of few numbers of the interested consumers who will buy the houses first, then they will be built later, or usually called as indent-houses.
Indent house is usually cheaper than later when it has been ready. If you are indeed willing to stay in or use the house some time in the future, to buy with indent method is the right option as you do not need to force yourself to buy a ready house. Nevertheless, please bear in mind, to buy an indent house, is like to buy a "dream". You have not seen how it will look like before being built. Even the picture is still an imagination or fantasy only.
4. Check the reputation of developer
During exhibition or expo, the developers or property management will be participating, and they will be more than hundred. The range is starting from small developers to the great developers. The small ones are those who usually have the housing units in specific location only. While the great developers are recognized from the numbers of widely-range of projects which spread in other areas or districts.
The greater a developer is, the more your money is guaranteed, when you have to buy an indent house. The developers with high reputation are normally trusted well, even though the houses have not being developed. If you know the track record of the developers, it will help you to easily find their booths during expo. If you know the list of the ongoing-exhibition participants you can directly go there, so that you do not need to go around and around.
5. Prepare the documents
If you buy a house with credit program, i.e. KPR (Kredit Kepemilikan Rumah or Mortgage Loans for the House), you should prepare and bring the necessary documents, include colored passport-size photo of couple, copy of personal ID Card, copy of KK (Kartu Keluarga or Family ID Card), copy of marriage certificate (for those who have been married), copy of saving bank account, copy of NPWP (Nomor Pokok Wajib Pajak or Tax ID Number) and salary slip or financial report for the entrepreneurs.
6. Prepare energy and spare your time
To prepare the energy and time is important for those who will attend an expo. Just imagine if you have to go around the place with 100 booths during the event. So, one or two hours time will not be enough, since it takes long time to go around the expo booths. You may spend time when you get day off from work office, like Saturday or Sunday. When visiting an expo, it is advised to bring some water for drink.
7. Invite your couple
If you have been married, it is better to invite your couple for discussion. You and your couple may be able to remind each other when any of both of you is tempted with the promising instant prizes during the event.
8. Never give up
It is not easy to find an expected house that matched to your criteria and the prepared budget. There are many people who have been visiting the expo many times but they have not find their dreaming house. The key is, do not give up on your first attempt to find a house but you have not find it.
Happy hunting your house!
